Quotes & estimates
Quotes are based on the information you provide and a visual assessment of the property. If on-site conditions differ materially from what was described or visible at estimate time, final pricing may be adjusted. We will notify you of any change before proceeding.
Scheduling, weather & cancellations
Service dates are confirmed in advance. Because we work outdoors and at height, we may reschedule for weather or safety reasons at no charge. Customer cancellations made within 24 hours of a scheduled service may be subject to a trip/mobilization fee.
Property access & preparation
Please provide safe access to the work areas and a working water source and electrical outlet where needed. Before service, clear the area of obstacles, close windows and doors, and secure pets, vehicles, and fragile or valuable items. Tell us in advance about anything sensitive — delicate plants, fixtures, finishes, or known damage.
Cleaning methods & surface disclosures
We select the appropriate method for each surface — soft washing or pressure washing. Cleaning restores appearance but does not repair pre-existing conditions such as cracks, failing paint or sealant, oxidation, rust staining, or rotted wood, and some stains may be permanent.
Roofs are cleaned using low-pressure, manufacturer-appropriate methods; we are not responsible for pre-existing leaks or aged roofing. We are not liable for damage to plants or landscaping that was not disclosed in advance, or for results affected by undisclosed prior coatings or repairs.
Work at height & access
Some work is performed at height using rope access or lift equipment by trained, IRATA-certified personnel following established safety protocols. We carry general liability insurance and can provide a certificate of insurance on request. Access to upper floors, balconies, and common areas must be authorized by the property owner or manager.
Payment terms
Unless otherwise agreed in writing, invoices are due upon completion of the service, using the payment methods stated on your invoice. Past-due balances may accrue a finance charge of 1.5% per month, and the customer is responsible for any returned-payment fees and reasonable collection costs.
Satisfaction guarantee
We stand behind our work and perform it in a professional manner consistent with industry standards. If you have a concern about a completed service, contact us within seven (7) days and we will review it and make it right where appropriate.
Limitation of liability
To the fullest extent permitted by law, our total liability for any claim related to a service is limited to the amount you paid for that service. We are not liable for indirect, incidental, or consequential damages. Nothing in these terms limits any liability that cannot be limited under applicable law.

The content on this website — including text, photos, logos, and graphics — is owned by Cleaning Specialist USA and may not be reproduced without our written permission.
Changes to these terms
We may update these terms from time to time. Changes take effect when posted on this page, and your continued use of the site or our services means you accept the updated terms.
Governing law
These terms are governed by the laws of the State of Florida. Any dispute will be handled in the state or federal courts located in Broward County, Florida.
