Tile roof soft-wash
March 2021
Coral Springs is one of Broward's most appearance-conscious cities, with mature tree canopy, established HOA communities and community standards that are actually enforced. Since 2019 we've completed 28 documented jobs in Coral Springs - 14 of them roof soft-washes.

Tree cover means shade, and shade grows algae and mildew on roofs, driveways and fences faster than in open neighborhoods. Soft washing kills the growth at the root instead of blasting the surface, which is what both association standards and roof warranties want.

Coral Springs enforces its appearance code harder than most Broward cities, and the HOAs in Eagle Trace, Heron Bay, Wyndham Lakes and the Coral Springs Country Club sections inspect roofs on a cycle. Almost every roof here is concrete tile, barrel on the older east side and flat tile in the 1990s and 2000s subdivisions west of University Drive, and the mature oaks and black olives keep the north slopes damp. We soft-wash the tile, clear the gutters of leaf litter, and give owners the dated photo set the city and the HOA both accept. 14 of our 28 logged jobs in Coral Springs since 2019 have been roof soft-washes.
Coral Springs homes are stucco with screened pool enclosures, paver or stamped driveways and a lot of mature landscaping right up against the walls. We soft-wash the house and the cage, protect and rinse the plants, and run hot water over the pavers, the sidewalk and the swale. Because the city cites for stained driveways and mildewed fences, the fence line and the mailbox post are part of every Coral Springs exterior.

University Drive, Sample Road and Wiles Road carry Coral Springs' plazas, restaurants and medical offices, and the Corporate Park off Sample adds office buildings and garages. The city's code applies to commercial fronts too, so plaza managers here run monthly overnight programs for storefronts and sidewalks with the lot on a quarterly rotation. Office parks get walkways and entries monthly and their parking decks each quarter, photographed per building.

A Coral Springs home is worth about $522,322 today (typical home value, Zillow Home Value Index, May 2026), down 4.2% over the past year. Coral Springs prices depend on the city's reputation for well-kept streets, and the city and the HOAs enforce that reputation with letters and fines. Staying ahead of them is cheap; a fine, a rushed cleaning and a roof that has gone too far are not. A Coral Springs house whose roof, cage and driveway are cleaned on a cycle keeps its full value whether the owner lives there, rents it or lists it.

Yes. Soft-wash uses low pressure and a solution that kills the algae at the root, so it's safe on tile, shingle and metal roofs. High pressure cracks tile and strips shingle granules, so we don't use it on roofs.

In South Florida, every two to four years for tile and shingle, sooner near the coast or under trees. The black streaks are algae: a soft wash kills it at the root, so the roof stays clean longer than it would after pressure washing.
