Walkway and painted driveway cleaning
December 2025
Little Havana packs historic buildings, the storefronts along Calle Ocho, and dense residential blocks into one of Miami's oldest neighborhoods.

Older stucco, tile and painted surfaces here need a gentle approach. Soft washing lifts decades of grime without stripping paint or damaging aging masonry, and on the commercial strips we work early mornings so businesses open clean.

Little Havana's houses date from the 1920s to the 1950s, which means barrel tile on the Mediterranean bungalows off Calle Ocho, flat gravel or membrane roofs on the block duplexes, and a lot of roofs that have been patched more than once. Old tile is brittle, so we soft-wash it at the lowest pressure that still lifts the algae, and we stay off the flat roofs' patched seams. Duplex owners usually do both units on the same visit.
Little Havana exteriors are painted block and old stucco, iron window bars and gates, small front yards behind chain-link and concrete driveways that run to the alley. We soft-wash the walls and the ironwork, treat rust at the bars and gate hinges, and hot-water the driveway and the sidewalk to the curb. The lots are narrow, so we tarp the neighbor's side and rinse their plants too.

Calle Ocho and Flagler Street are the program corridors here: cafeterias, cigar shops, ventanitas with a sidewalk crowd all day, and the Little Havana music venues on weekends. Sidewalk grease, gum and spilled cafecito come out with hot water on a monthly overnight schedule, and the storefront awnings and tile fronts are soft-washed on the same visit. Landlords with several storefronts along Calle Ocho get one night and one invoice.

A Little Havana home is worth about $382,697 today (typical home value, Zillow Home Value Index, April 2026), down 5.2% over the past year. Little Havana is changing fast and a well-kept 1930s bungalow or duplex is worth far more than the one next to it with a stained roof and rusted bars. For the owners who bought here as an investment, the exterior is what a buyer or a tenant sees first from Calle Ocho. We keep those small lots clean without damaging the old tile and stucco that make them worth what they are.

Yes. Soft-wash uses low pressure and a solution that kills the algae at the root, so it's safe on tile, shingle and metal roofs. High pressure cracks tile and strips shingle granules, so we don't use it on roofs.

In South Florida, every two to four years for tile and shingle, sooner near the coast or under trees. The black streaks are algae: a soft wash kills it at the root, so the roof stays clean longer than it would after pressure washing.
