Almost everything on the Beach is old, valuable or both: 1930s Art Deco stucco, keystone and coral rock, terrazzo steps, travertine and marble drives on the islands. Salt air lays a film on all of it and rust bleeds from every railing. High pressure etches the stone and blows out the old stucco, so we soft-wash the buildings, clean the stone with a low-pressure surface tool, treat the rust before the rinse, and sanitize the artificial turf that most of the island yards now use.
Driveways, motor courts and gates. Travertine, marble and paver drives on the Venetian, Sunset and Normandy islands, cleaned with a surface tool and hot water, with the iron gates and rust treated the same visit.
Pool decks, patios and turf. Stone decks cleaned at low pressure; artificial turf sanitized and deodorized, which the island yards need every few months.
Flat and tile roofs. Membrane and gravel roofs on the Deco and MiMo buildings, barrel tile on the Mediterranean estates; drains cleared, no water forced under seams.
House and building soft-wash. Historic stucco, coral rock and glass, plus seawall caps and docks on the waterfront lots.
Hotels, condos and Lincoln Road storefronts. Sidewalk cafés after 3 a.m., porte-cochères, pool decks and garage ramps on monthly programs with photos per visit.
Miami Beach roofs are flat: the Art Deco and MiMo buildings in South Beach and North Beach, the Mid-Beach homes on Pine Tree Drive and the Normandy Isles and Biscayne Point houses all run gravel, membrane or low-slope tile, with barrel tile on the Mediterranean estates on the Venetian Islands and Star Island. Salt air, humidity and the shade of the sea grapes mean a Beach roof needs a soft wash every two years. Flat roofs get their scuppers and drains cleared and no water forced under the seams; tile gets the low-pressure wash.
Miami Beach exteriors are the most delicate we clean: 1930s stucco, keystone and coral rock, terrazzo steps, marble entries and Venetian Island driveways in travertine. None of it can take high pressure, so the whole exterior is soft-washed and the stone is cleaned with a low-pressure surface tool. The waterfront homes add seawall caps and docks; the Normandy Isles and Biscayne Point houses add turf sanitizing and pool decks in the same visit. Lincoln Road, Ocean Drive, Collins Avenue, Alton Road and the 71st Street corridor in North Beach are the Miami Beach programs: sidewalk cafés, hotel porte-cochères, pool decks, glass storefronts and garage ramps. Restaurant sidewalks are done after 3 a.m. on a weekly or monthly night so they are dry for breakfast; hotels take the deck work in the off-season and the entries year-round. Managers with several buildings on the Beach get one route and one invoice.

A Miami Beach home is worth about $528,434 today (typical home value, Zillow Home Value Index, July 2026), down 0.4% over the past year. Miami Beach values are tied to architecture, and the Art Deco, MiMo and Mediterranean surfaces that make a property worth its price are the ones a careless pressure wash destroys. Cleaning them correctly is preservation, and buyers, boards and the historic preservation board all notice the difference. For the Venetian and Normandy Isles homes, a clean seawall, roof and travertine drive are what the listing photos are built on.
