Coconut Creek keeps more tree cover than almost any Broward city, which is good for the butterflies and hard on north-facing roofs, shaded walkways and anything under an oak. Half the city lives in villa and condo communities, Wynmoor and Township above all, where the association's cleaning cycle sets how every building looks. We work those in runs with the board, and we work the single-family streets in Winston Park and Regency Lakes house by house: soft wash on tile, stucco and cages, hot water on pavers and sidewalks, tannin and well-water rust treated before the rinse.

Driveways, pavers and sidewalks. Hot-water surface cleaning with no wand stripes; paver re-sanding where joints have washed out; sprinkler rust removed.
House soft-wash and pool cages. Stucco, painted block, screen enclosures and fence lines, with the plant beds pre-wet and rinsed.
Promenade, casino-area and Lyons Road plazas. Restaurant patios, storefront sidewalks and parking lots on monthly overnight programs.
Coconut Creek's biggest roofs are Wynmoor's flat condo roofs and the tile on the Township villas; its newest are the flat concrete tile in Winston Park, Banyan Trails and the Lyons Road subdivisions. The city's tree canopy is heavy, which is good for the name and bad for the north slope of every roof under it. Wynmoor and Township buildings are cleaned on a schedule with the association; single-family tile gets a full soft wash with the gutters flushed and photos sent to the HOA. 12 of our 24 logged jobs in Coconut Creek since 2020 have been roof soft-washes.
The villa and condo communities that make up half of Coconut Creek have shared stucco walls, screened patios and long common walkways, and we clean them in runs so the association sees one uniform building. Single-family homes in Winston Park and Regency Lakes get stucco, cage, paver driveway and sidewalk. Tannin stains from the oaks and rust from well sprinklers are treated before the wash rather than blasted.

The Promenade at Coconut Creek, the Seminole Casino area and the plazas along Lyons Road and Hillsboro Boulevard are the commercial work here: restaurant patios, storefront sidewalks and big parking lots. The Promenade tenants take sidewalks and patio pavers monthly overnight; the plazas take storefronts monthly and lots quarterly. Managers get one route across Coconut Creek, Margate and Coral Springs and one invoice.
