A planned town with strict standards and 23 lakes
Miami Lakes was laid out in the 1960s around its lakes and oak canopy, and its associations still hold the look: clean tile, clean pavers, no green on the cages. The lake lots stay damp on the water side and the oaks keep the north slopes shaded, so tile roofs here streak before the ones a mile away in Hialeah. We soft-wash tile and stucco, hot-water the pavers and walkways, treat the oak tannin and sprinkler rust, and send the dated photo set the Miami Lakes associations ask for.
What we clean in Miami Lakes
Roof soft-wash. Barrel tile on the original lake-front homes, flat tile on the later sections and the Royal Oaks townhomes. Roof soft-washes are most of our Miami Lakes work.
Townhome rows. Shared walls, driveways and walkways cleaned as whole buildings for the association.
Pavers, driveways and sidewalks. Hot-water surface cleaning, re-sanding where joints have washed out, tannin and rust treated first.
House soft-wash and screened patios. Stucco, cages and lake-side lanais, with the lawn and beds rinsed.
Main Street, Town Center and the office parks. Restaurant patios, storefront sidewalks, office entries and garages on a fixed monthly night.
Roof cleaning in Miami Lakes
Miami Lakes was planned in the 1960s and built through the 1990s, so its roofs are barrel tile on the original lake-front homes in Loch Lomond and Lake Patricia and flat tile on the later sections and the Royal Oaks townhomes. The lake lots and the town's oak canopy keep tile damp on the shaded side, and the Miami Lakes associations are among the first in Dade to send roof letters. We soft-wash tile at low pressure, flush the gutters, and send the dated photos that close the letter. 7 of our 11 logged jobs in Miami Lakes since 2018 have been roof soft-washes.
Exterior soft wash and pressure washing in Miami Lakes
Miami Lakes homes are stucco with screened patios, paver or concrete driveways and lake-side lawns, and the townhome sections share walls and driveways that we clean in runs. Stucco and cages are soft-washed, driveways and walkways get hot water and a surface cleaner, and the oak tannin on the sidewalks is treated before the rinse. The Main Street townhomes are done as whole buildings for the association.

Commercial pressure washing programs in Miami Lakes
Main Street, the Miami Lakes Town Center and the office parks along NW 154th Street and the Palmetto are the commercial work here: restaurant patios and sidewalks on monthly overnight programs, office entries and garages on the same night each month, and the Ludlam Road warehouses on quarterly degreasing. Managers with buildings in Miami Lakes and Hialeah Gardens get one route.

What your Miami Lakes property is worth
A Miami Lakes home is worth about $440,512 today (typical home value, Zillow Home Value Index, July 2026). Miami Lakes was built to hold its value, and the associations still enforce the look that makes it work: clean tile roofs, clean pavers, no green on the cages. A Loch Lomond or Royal Oaks home cleaned on that cycle sells with the neighborhood, not against it, and clears the insurance photo review without a call. Main Street owners keep their storefronts on a program for the same reason.

Miami Lakes FAQ
Do you know the Miami Lakes association requirements?+
Yes. Most of our Miami Lakes jobs start with an association letter. We clean to the standard the letter cites and send dated photos so the file closes.
Can you clean the lake-side lanai without runoff into the lake?+
Yes. We use biodegradable solutions, rinse toward the lawn rather than the seawall, and keep the wash off the water.
Do you do the whole townhome building or just my unit?+
Either. Associations usually book the whole building so the result is uniform; individual owners can book their own unit and roof.
How much does pressure washing cost in Miami Lakes?+
We charge the base market price for Miami Lakes, but every property is different: roof size, surface type, how much growth there is and access all change the job. That is why estimates are free, by phone, on WhatsApp with photos or on site, with no obligation.
How often should a roof be cleaned in Miami Lakes?+
In South Florida, every two to four years for tile and shingle, sooner near the coast or under trees. The black streaks are algae: a soft wash kills it at the root, so the roof stays clean longer than it would after pressure washing.
Do you offer long-term maintenance contracts in Miami Lakes?+
Yes. For businesses, HOAs and property managers we set up monthly or quarterly programs at a fixed price, with overnight work, one certificate of insurance and before and after photos after every visit.
