What services does Cleaning Specialist USA offer?+

We are a Florida exterior and interior cleaning company. Outside: pressure washing, soft washing, roof cleaning, paver and concrete cleaning, window cleaning, painting and coatings, drone cleaning, and certified rope-access high-rise facade cleaning. Inside: commercial and restaurant janitorial, residential deep and recurring cleaning, disinfection and sanitizing, move-out and Airbnb turnovers, and post-construction cleanup.

What areas do you serve in Florida?+

We regularly serve Miami-Dade, Broward, Palm Beach, Orlando, and Tampa, and we travel statewide across Florida for the right project. We are based in Broward County.

Are you licensed and insured?+

Yes. We hold a Miami-Dade CTQB license (#25BS00280, Painting & Waterproofing), carry $1,000,000 per occurrence / $2,000,000 aggregate general liability insurance, and are IRATA-certified for rope-access work. Certificates of insurance with additional-insured endorsements are available for property managers and HOA boards.

What is rope-access (IRATA) cleaning?+

Rope access is the certified industrial method for safe work at height — the same discipline used on skyscrapers and bridges. It lets us clean and visually check high-rise facades, glass, and balconies without scaffolding or lift rental, so we can start quickly and at lower cost than traditional access methods.

Do you offer recurring maintenance contracts for commercial properties and HOAs?+

Yes. We run recurring monthly programs for restaurants, retail, offices, and HOA communities across South Florida — covering both exterior and interior work — including national restaurant chains and large HOA sidewalk and facade programs. After-hours and overnight scheduling is available.

Do you do interior cleaning, or only exterior?+

Both. Beyond exterior work we provide commercial and restaurant janitorial, residential deep and recurring cleaning, move-out and move-in cleaning, Airbnb and rental turnovers, disinfection and sanitizing, and post-construction cleanup — one insured vendor for the whole property.

How does facade cleaning relate to Florida's milestone inspections and SIRS (SB 4-D)?+

Routine facade cleaning is preventive maintenance: it slows building-envelope decay, lets our crew flag visible issues for your engineer to evaluate, and produces documented before/after condition photos for your board's records. Important: milestone inspections and SIRS are performed by licensed engineers — we provide the cleaning, maintenance, and documentation that support those obligations, not the inspections themselves.

Are your crews bilingual?+

Yes — our crews work in both English and Spanish.

Is Cleaning Specialist USA a women-owned or minority-owned business?+

Yes — we are proudly Latino-owned and women-owned. We are also pursuing formal small-business and supplier-diversity certifications, including a Broward County CBE/SBE certification (application in progress), with Florida OSD (WBE/MBE) and WBENC planned. Ask us for our current certifications.

Do you offer free estimates, and how is pricing determined?+

Every estimate is free and no-obligation. Pricing is quoted per project based on the property size, the surfaces involved, access, and whether the work is one-time or recurring — you always get a clear, written quote before any work begins.

Can you work after-hours or overnight for businesses?+

Yes. For commercial and HOA clients we offer after-hours and overnight scheduling so cleaning never disrupts your business, customers, or residents.

How often should I clean my property in South Florida?+

It depends on the surface and exposure. Most South Florida properties benefit from pressure washing once or twice a year, roof soft-washing every 1–3 years, and pavers re-sealed every few years; commercial properties usually do best on a recurring monthly or quarterly schedule.
