South Florida is full of stunning waterfront properties — and keeping one looking its best is a year-round battle. The same sun, salt air, humidity, and afternoon storms that make life here beautiful are brutal on exterior surfaces. On a recent project, we took a luxury waterfront estate from weathered and tired back to pristine — from the gate, around the pool, and all the way out to the dock.
The challenge: a waterfront property in the elements
Waterfront homes face everything at once. Decorative concrete fades under dirt and mildew. Travertine pool decks grow slick with algae in shaded, humid spots. Canopies and cabanas collect grime and salt. And the dock — constantly exposed to sun and salt water — turns grey, dry, and weathered. Each surface needs a different method, and using the wrong one can cause real damage.
From driveway to pool deck
We started at the entrance, pre-treating the decorative stamped concrete with a commercial degreaser and pressure-cleaning it with professional surface cleaners for an even, like-new finish. On the travertine pool deck we switched to a flat-surface cleaner for a uniform, streak-free result, and soft-washed the poolside canopies — a gentle, low-pressure method that lifts dirt and mildew without harming the fabric or finishes.
Bringing the dock back to life
The centerpiece was the dock. Years of sun and salt had left the wood grey and weathered — damage most owners assume is permanent. We deep-cleaned it to reveal the solid wood underneath, then restored it with a rich, protective finish, transforming it from tired and grey to a deep, warm reddish-brown. See the full transformation in the video above.
